Before embarking on any renovation project it’s worth spending time on discussing and planning out your requirements well before any work is started to avoid mistakes but also to give you time to order necessary products and materials. It is so easy to get enthused by one particular aspect of the re design and lose site of the overall plan. So what’s the best thing to do first: -
Write down all the things you would like to change in the property and alongside this state what you plan to do to achieve your goal. Remember, each change made could have a knock on effect to another. Also, why are you undertaking the work? Are you planning on staying in the property for a while or is this a renovation for re-sale? These factors impact upon you ultimate design decisions. If you are selling your property on then consider the type of purchaser you are aiming at.
Look at the properties of friends, family or property magazines to get ideas. Creating a mood board is helpful as it can focus initial ideas, it doesn’t have to be a beautiful, artistic creation, it can include plans, sketches, notes, spider diagrams etc. I find searching estate agents websites for similar properties can be useful, they have floor plans along with actual photographs of the rooms in a property, which can be helpful and inspirational. I often find that seeing things I don’t like helps to settle my thoughts on what I do like.
If you plan to change the internal layout of your property then structural and load-bearing walls should be considered, don’t let this deter you, with professional structural advice most changes can be possible unless your property is listed or has a preservation order on certain aspects.
Of course cost is a large consideration but I always believe that to start with your ultimate design and price the work up before any cost cutting exercise is done works better than starting with a minimal idea to which you then add to, as this can produce an incoherent scheme.
